JB Bus: To Permas Jaya, Masai, Johor Bahru (新山.马西.百万镇)

The town of Permas Jaya (百万镇), in Masai, is another food haven in Johor Bahru known to many Singaporeans. It is situated on the other side of Sungai Tebrau (Tebrau River), less than 8Km from JB CIQ.


There are generally 3 places of interests in Permas Jaya for most Singaporeans, namely AEON Mall Permas Jaya (for shopping, supermarket, etc), the pasar malam (night market) on Sunday evenings and the numerous dining options around the area. These places are in a small commercial area, surrounding the AEON Mall, immediately after passing Sungai Tebrau. There are more to be discovered beyond the small area for the more adventurous.


JB Bus to AEON Mall Permas Jaya

BAS.MY J21 and J22, operated by Causeway Link, are two public bus services that traverse between JB Sentral Bus Terminal and Permas Jaya but using different routes.


BAS.MY J21 — used to be myBAS T21 — will travel from JB Sentral through Taman Pelangi, make a brief stop at Taman Sentosa next to Kopilicious and Pekin Restaurant (北京楼), then crosses Sungai Tebrau to Permas Jaya. Service interval is 20 minutes.


Note: BAS.MY J21 will not stop at Mid Valley Southkey Mall with effect from 30 September 2025. See: JB Bus: To Mid Valley Southkey Mall


BAS.MY J22 — used to be myBAS T22 between Larkin Sentral and Taman Scientex — will travel from JB Sentral along Tebrau Highway, that passes Pelangi Plaza, Taman Sri Tebrau and Taman Sentosa, then crosses Sungai Tebrau to Permas Jaya before continuing to Taman Scientex in Pasir Gudang. Service interval is 30 minutes.


The bus fare to Permas Jaya from JB Sentral should be around RM2.10 per adult per trip.

1. Get To / Return from AEON Mall Permas Jaya


Getting to AEON Mall Permas Jaya, BAS.MY J21 service will stop at a bus-stop on the eastern side of the mall. Before 30 September 2025, the service would head to the mall directly after passing Sungai Tebrau, now it will make a big loop around an estate in the southern part of Permas Jaya before going to the shopping mall, taking another 10 minutes.


If taking BAS.MY J22 to AEON Mall Permas Jaya, alight at the bus-stop next to a petrol kiosk (BHPetrol Permas Jaya 2), one stop before AEON Mall Permas Jaya and walk over — it is confusing whether J22 stops at the mall's carpark as there is no official bus-stop there.


To return to JB Sentral, board BAS.MY J21 at the "bus-stop" (without shelter) underneath a pedestrian bridge on the western side of AEON Mall — there is only one such bridge next to the mall. A PAJ signpost has been erected to identify the "invisible" bus-stop.

2. Get To / Return from Permas Night Market


To visit Permas (Jaya) Night Market on Sunday evenings, take either BAS.MY J21 / J22 and alight at the bus-stop next to BHPetrol petrol kiosk, one stop before AEON Mall Permas Jaya, and walk to Jalan Permas 11 (2 minutes).

To return to JB Sentral, board BAS.MY J21 / J22 at the bus-stop opposite the petrol kiosk.



3. Other Dining Options


To visit any of the dining or accommodation options around Permas Jaya, look up their locations on maps and decide which of the two bus-stops is nearer to get to and back. Be mindful that BAS.MY J21 has service interval of 20 minutes and BAS.MY J22 is 30 minutes when deciding which bus-stop is more convenient for alighting / boarding.
